Steps to Buying a Home

The Process

It’s time – time to find your dream home….or more space for the new baby, or less space because you are empty nesters! Whatever the reason, you are ready to start the process of buying a home.  Believe it or not there are so many steps that need to be done BEFORE you even start looking at properties.  This will make the process so much easier when you find “The One”.  My Home Group Real Estate is the fastest growing brokerage in Arizona.  As part of the My Home Group team, I have access to the best resources to make sure we have a great business experience from start to finish!

First Steps

CONSULTATION: First step is to meet with me, your real estate agent! I would love to chat about your needs, wishes, and wants in your new home!

  • What areas and neighborhoods are you looking at?
  • What are some of your must have items?
  • What are deal breaker items?
  • What is your time frame for moving?

 

PRE-APPROVAL: This step is the MOST IMPORTANT and necessary process that helps narrow down and determine how much you can afford! In this competitive market, a pre-approval letter is a must. We need to have that letter before we even begin looking for properties so we can put an offer in right away if needed.  Not sure where to start with pre-approval? We have great power partners we work with that I would be happy to refer you to!

Your Dream Home

LET’S START THE SEARCH: I will tailor listings based on your criteria.  I funnel all properties and pick the best to view, and will filter out the homes that will not work. Then we start the fun by going to see the properties in person.

MAKING AN OFFER: When you are ready to write an offer, I will walk you through the contract and all necessary paperwork.  Sometimes there may be some negotiating or conditions to meet, but once we have a signed offer it’s on to the Inspection period.

Inspections and More

HOME INSPECTION: The immediate step after you offer is accepted is to schedule a home inspection.  You will have a certain number of days to complete this inspection after the offer was accepted.  This also includes termite inspection if you are in an area where you would be affected.

APPRAISAL, TITLE SEARCH, & FINAL LENDER LETTER: The title is right to own, possess, use and control of a property.  Before closing a title search is done to ensure there are no leans or problems that might prevent a clean title for you to close on the home.  An appraisal, is the estimate of the property value.  Your lender will typically hire an appraiser and charge you the fee at closing. Final commitment lender’s letter approves your home loan! You will receive a letter and loan term to your mortgage agreement.  All documents will be signed and notarized.

Closing Time

The closing process finalizes the purchase of your home. Closing cost fees may include:

  • Escrow Fees
  • Recording Fees
  • Application and Underwriting Fees
  • Appraisal Fees
  • Local Transfer Taxes
  • Home Owners Insurance
  • Home Owners Association Fees
